Pradhan Mantri Awas Yojana Urban 2025

Pradhan Mantri Awas Yojana Urban Yojana is approved by the Union Cabinet. Under the PM Awas Yojana, more than one crore houses have been built across the country in the last five years. The purpose of this scheme Pradhan Mantri Shehari Awas Yojana is to focus on equality among different classes living in the urban areas of the country and to build one crore houses in five years. In the full budget of 2024, the government had announced a budget to build one crore houses in urban areas under this scheme in five years. The purpose of this scheme is to provide financial assistance to poor families in urban areas to build, buy and rent affordable houses. The Government of India is doing this work with the aim of improving the quality of life by providing pucca houses to the citizens. So that the poverty level of the country decreases. Attention will be paid to marginalized groups such as people living in slums, SC, ST, minorities, widows, disabled people and other disadvantaged sections of the society. In addition, the aim is to provide support to sanitation workers, street vendors, artisans, Anganwadi workers and people living in slums and shanties under this scheme.

Currently, the Gujarat Finance Minister has presented a budget of Rs 3,70,250.35 crore for the financial year 2025-26. Which is 37,785 crore more than the previous year. Currently, the Pradhan Mantri Awas Yojana has been launched in rural areas and the Pradhan Mantri Awas Yojana in urban areas, in which more than three lakh houses have been built for homeless families in rural areas in three years and different groups living in urban areas have been provided assistance under the Pradhan Mantri Awas Yojana to fulfill their dream of permanent housing. Only those families whose members do not have any previous pucca house in India can take advantage of this scheme.

Components of the scheme

1. Beneficiary Led Construction: i.e., financial assistance will be provided to the families coming from the economically weaker section to construct new houses on their land by the beneficiary. The beneficiaries who do not have their own land will also be given land rights by the state or union territories.

2. Affordable Housing in Partnership: Under Affordable Housing in Partnership, houses will be constructed by government and private organizations and made available for allotment to the beneficiaries coming from the economically weaker section by providing financial assistance.

  • If the eligible beneficiary buys a house in a private sector project, the beneficiary will get financial assistance in the form of readymade housing vouchers and all the projects will be whitelisted by the state or union territories.
  • By utilizing the new construction opportunity, a grant of Rs. 1000 per square meter will be provided in the form of Affordable Housing Technology Innovation Grant in partnership projects.

3. Building Grant: For construction of houses using innovative methods and technological innovation, Rs. 1000 per square meter will be provided.

4. Affordable Rental Houses: Under the scheme, rental houses will be provided to women working under the scheme and industrial workers, two houseless students, urban migrants and other eligible beneficiaries. Houses are rented to urban residents for a short period.

5. Interest Subsidy Scheme: Under the interest subsidy scheme, subsidy on home loans will be provided to the economically weaker section and then to the families of the middle income group. In which, for a house worth up to Rs. 35 lakh, the beneficiaries will be eligible for a home loan of up to Rs. 25 lakh, for a period of 12 years, the beneficiaries will be eligible for a four percent interest subsidy on a loan of Rs. 8 lakh. In which a subsidy of Rs. 1.80 lakh is provided to the eligible beneficiaries through a push button in five annual installments.

Eligibility Criteria for Scheme Categories

  • Annual Household Income: Rs 3 lakh for Economically Weaker Sections, Rs 3 lakh to 6 lakh for Low Income Group category, Rs 6 lakh to 9 lakh for Middle Income Group category.
  • Interest Subsidy: Rs 8 lakh at 4% for Economically Weaker Section, Rs 8 lakh at 4% for Low Income Group category and Rs 8 lakh at 4% for Middle Income Group.
  • Maximum Home Loan Eligible: Rs 35 lakh for Economically Weaker Section, Rs 35 lakh for Next Income Group, Rs 35 lakh for Middle Income Group.
  • Maximum Carpet Area (Sq m): 120 sq m for all categories.
  • Maximum Benefit of Interest Subsidy: Rs 1.80 lakh for all categories.

Pradhan Mantri Awas Yojana Required Document List

  • Two passport size photos
  • Aadhar card details and Aadhar cards of family members
  • Bank account details linked to Aadhar number
  • Income certificate of the current year
  • Caste and community certificate to which the caste is linked
  • Land documents or if you are applying for financial assistance
  • If you are a BPL card holder, submit it.
  • If you are living in a rented or other place, the electricity bill of that place, if the property tax has been paid, its list, proof of residence.

Features of Pradhan Mantri Awas Yojana

  • An interest subsidy of 6.50% per annum is provided under PMAY. It is for a maximum tenure of 20 years for housing loans.
  • Senior citizen beneficiaries are given priority for ground floor allotment.
  • PMAY housing is built with eco-friendly and sustainable materials.
  • This scheme covers 4,041 statutory towns. Out of this, priority has been given to 500 Tier-1 cities.
  • Subsidy on Home Loans and Helps in the construction of a house.

  • First you have to log in to the official website of PMAY.
  • Then select your appropriate category for citizen assessment to fill the form.
  • Enter Aadhaar number and click on check to verify Aadhaar details.
  • Then once the verification is done, fill the details given in the form and make sure that the details given are absolutely correct otherwise your application is liable to be cancelled.
  • After filling all the details, scroll down, enter the given captcha there and click on the submit button.
  • Your application process is now complete.

Offline Application Process for Pradhan Mantri Awas Yojana

  • If you want to apply offline, then go to the respective office of your state or union territory or visit the Common Service Center.
  • Take a printout of the PMAY application form from here.
  • After taking the application form here, pay Rs 25 plus GST.
  • Fill the form while applying in writing or else fill it completely by asking the staff there.
  • Then mention the required information. No private or authorities are authorized to collect the application form on behalf of the government.
  • So go to the applicable office and give the phone.
